Scan-to-BIM is the process of capturing existing conditions with 3D laser scanning and converting selected information from the point cloud into a building information model. The model may represent architectural, structural, mechanical, electrical, piping, or equipment elements at a defined level of detail. Project teams use scan-to-BIM for renovation planning, facility expansion, design coordination, clash review, asset documentation, and construction sequencing. Falk PLI defines the model scope around its intended use so the team does not model unnecessary elements or provide a level of detail that is greater or lower than the project requires.

An as-built survey documents the actual location, elevation, dimensions, or geometry of completed or existing construction. It may be used to verify installed work, record utilities or site improvements, support closeout requirements, plan renovations, or compare field conditions with design documents. Falk PLI can use conventional survey methods, 3D laser scanning, or a combined approach depending on the features that must be documented and the required accuracy. The scope should clearly state whether the deliverable is a survey, drawing, point cloud, model, verification report, or another record document.

Use 3D laser scanning when the project requires dense documentation of complex geometry, many visible features, hard-to-measure surfaces, interior conditions, or broad spatial coordination. Use conventional surveying when the priority is control, property or boundary work, layout, elevations, selected points, or deliverables governed by survey standards. Many projects benefit from both. Falk PLI can establish survey control and use scanning to capture detailed conditions within that reference system, giving the project team a coordinated dataset rather than separate information with uncertain relationships.

Drone data can support orthomosaic imagery, aerial photographs, topographic surfaces, point clouds, 3D site models, progress documentation, stockpile or earthwork analysis, and visual context for planning or construction. The deliverable depends on flight conditions, ground control, required accuracy, site restrictions, vegetation, airspace requirements, and the intended use. Falk PLI can coordinate drone capture with ground surveying, laser scanning, and modeling so the aerial data aligns with other project information. Any accuracy statement should be based on the approved flight and control plan rather than a general promise.
